Do I need to pay a guarantor fee?

For active duty military personnel using OHA, the base housing office often serves as a proxy, and many owners waive the standard Japanese guarantor company requirement. We negotiate this on your behalf.

How long does the base approval take?

Once you select a property, the base housing inspection typically takes 3-5 business days. Our properties are pre-vetted to ensure they pass inspection on the first try!

Are pets allowed?

Yes, we have a large portfolio of pet-friendly homes. Please note that pet deposits in Japan are typically an extra 1-2 months of rent, depending on the number and size of the pets. These deposits are generally refundable minus cleaning fees.

What is covered by OHA (Overseas Housing Allowance)?

OHA covers your monthly rent up to your rank and dependent status cap. There is also a separate Utility Allowance. If you choose a house below your OHA cap, you do not keep the difference; if you choose one above, you pay the difference out of pocket.

How do I pay my utilities?

Most utility companies (GI Bill Pays, local banks, or credit cards) offer automated payment systems. We will assist you with setting up your GI Bill Pays or domestic bank transfers during your lease signing.
